The below are payable to Wignalls Estate Agents and apply per tenancy
Tenancy Set Up: This fee for the first applicant only. This fee includes the cost of checking your credit status, present and previous employers, current or past landlords to assess the affordability of your application. This fee will also include a contribution towards the cost of preparing and providing a tenancy agreement. £175+VAT*
Adding an Additional Person: This covers the cost of processing the application and is charged at £50+VAT*
Company Application Fee: £250 +VAT*
Additional fees that may be applicable
Guarantor: In some cases you may be required to provide a guarantor and this is not uncommon. Providing a guarantor means that someone on your behalf undergoes the credit referencing. This is to ensure that they have sufficient earnings to cover the rental commitment. This fee is payable in respect of each guarantor to cover credit referencing costs and providing a deed of guarantee as part of the tenancy agreement. £50+VAT*
Permitted Occupier: This is for a person approaching, or over the age of 18 who will not be permanently residing at the rented property. The fee is for supplying the relevant documentation. £50+VAT*
Extension Fee: This is the cost for preparing a new tenancy agreement and the paperwork associated with this. £50+VAT*
Amendment Fee: This fee is if a change is required to the tenancy agreement mid-term. For example a change in personal circumstances or a request to leave the tenancy early (subject to the landlord consent). £75+VAT*
Check Out Fee: Landlords will require Wignalls Estate Agents to employ an external inventory companies or may produce an inventory in house prior to the tenancy agreement. The tenant will be liable for a check out fee as an inspection will be required at the end of the tenancy. A view will be taken as to the condition of the property and this will assist in speeding up the return of your deposit. £50+VAT*

If you paid your deposit for a 'Let-Only' property with Wignalls Estate Agents, these monies will be paid over to the Landlord who is responsible for protecting your deposit in line with the Tenancy Deposit Protection Legislation.
